About the role

Description of Company: VSF is a growth-focused real estate rental management company headquartered in Piqua, OH with a territory from Dayton to Northwood, OH. We own and operate residential, commercial, industrial properties and storage units in Wood, Auglaize, Shelby, Miami, and Greene Counties. Our team is looking for a motivated and experienced property maintenance technician with HVAC certifications to join us for full-time employment. This position is for our Northwood, OH location.

This is a fast-paced team with dynamic and ever-changing needs. You’ll be asked to perform all aspects of property maintenance and improvement including:

  • Unit Turns: This is the single most important task in your dad to day operation. Unit turns must be performed quickly and with quality. You’ll be completing all necessary repairs and upgrades to existing units prior to move in by new tenants. This can encompass trash out, painting, cleaning, carpet, and flooring installation, finish carpentry, HVAC tune-ups, light electrical, light plumbing and cosmetic installations (bathroom fixtures and blinds).
  • Exterior maintenance: Power washing, grounds keeping, painting, window and door repair and replacement, gutter repair and clean-out, deck and patio repair or replacement, asphalt or rubber roof repair.
  • Interior maintenance: Demolition, drywall installation and finishing, drywall repair, painting, all types of flooring installation, installation of bathroom fixtures and plumbing. You should be well versed in HVAC and be asked to diagnosis HVAC issues and repair. Having your EPA certification is preferred but not necessary, we can pay to have you take the course.
  • Service Calls: As current tenants have issues you’ll be asked to repair or replace items within the units. This will be managed by a ticket system and you’ll be giving a daily work order as well as be responsible for taking items out of our inventory or picking up supplies for the work.

Your typical day could be performing a service call, a unit turn and finally an improvement project for the exterior of a fully rented building. You may be traveling as far as 60 miles in one direction between jobs in a company vehicle.

VSF will provide you ladders, and all tools. You should have experience in electrical, HVAC, bathroom and kitchen installation, painting (interior and exterior), window and door installation, drywall, carpet, vinyl, and click-lock flooring. You should also be able to climb ladders as high as 16 feet and lift and carry 80 lbs.

Requirements

You must pass a background check, occupational health screening and have a clean driving record.

Education and Experience: High school diploma required, 2 years in a trade specific or on the job training in maintenance/HVAC required or 2 years minimum experience employed in a similar field.

Benefits

VSF offers a competitive pay and paid vacation. You will report directly and work closely with the Operations Manager for all activities. 2+ years of experience is required in the construction trades, factory maintenance, or property maintenance positions. You’ll be interviewing with the Regional Manager and Owner. Pay is dispersed bi-weekly based on total hours worked, starting wages will be determined by your experience. Your typical start time will be 8 or 8:30 am and you’ll work until 4:30 or 5pm pm Monday-Friday with a 30-minute unpaid lunch. Occasional Saturdays will be mandatory depending on the workload.

Pay: $20.00 - $30.00 per hour
